Prepared for The City Of San Francisco Western Addition Parking Corporation, by Parking Consultants Corp., December 1962. Filled with financials, costs, income estimates, visitors expected, impact on the area, etc. This is a written report with no illustrations. Softcovers, plastic spiral bound, 8.5x11 inches, 48 pages, pages printed on one side only. 1962. (5) Two carbon copies of letters written by National Braemar Inc., the developer of the Japanese Cultural & Trade Center, TO JUSTIN HERMAN of the San Francisco Redevelopment Agency. One is a Draft dated December 18, 1962 with CONFIDENTIAL handwritten at the top of the first page. The Draft is 4 pages long and is double spaced. The other appears to be a carbon copy of the actual letter sent to Justin Herman; it is 2 pages long but is only single spaced. There are some differences between the two. The letter that was actually sent begins: "Reference is made to our telephone conversation last Saturday evening, December 15, 1962, and our meeting in your office on Tuesday, December 18, 1962, regarding the Peace Pagoda. In this connection, I am setting forth my understanding of the arrangement we mutually agreed upon to resolve the problem of the Peace Pagoda." The bottom left corner of the second page has the statement: "Approved / Redevelopment Agency of the City / and County of San Francisco". These are both carbon copies with no actual signatures. (6) Thirty-four Newspaper articles, 32 from 1962, 2 from 1960, each either stapled or taped onto a sheet of paper, most with the date and newspaper's name handwritten on the sheet of paper to which the articles are attached. The pages are all two hole punched at the top and held in a stiff paper folder with metal tabs. The articles are all from San Francisco Bay Area papers and tell of the problems, delays, approvals, etc. of the JAPANESE CULTURAL & TRADE CENTER. The folder also has two 7.5x10 inch glossy photographs of architectural models of the proposed Japanese Cultural and Trade Center.****** The items are all in generally GOOD condition, some soiling to the covers, signs of handling, age browning to the newspaper articles, some tape remnants to one of the reports and a few other tape repairs here and there, and other general signs of use, but overall everything is complete, bright, clean and clear. A historic look at how the San Francisco Japanese Cultural and Trade Center came into being.

Three of the white plastic covered sheets hold one large drawing, the other two hold two smaller drawings. From the Introduction: ******The subject is an experimental playground built and studied during a seven month period, April to October 1966, in Lower Roxbury, Boston. The overall objective of the study was to produce a transferable design framework of use to playground designers in the future. The approach taken towards play was a serious one, it was assumed to have important potential influence on individual development. The experiment per se and the creation of a viable playground was part of the same dynamic process. The Initial Design was continually modified and checked by feedback, from comments of the children and from field observations of their behavior.****** Dedicated to his wife and "to the children of Lenox and Camden Streets (Boston) whose love of play was the major inspiration." GOOD condition: The plain card covers of the thesis have scrapes, rubs, some spots and edgewear; internally, there is a previous owner's signature at the top of the title page (Wayne Leong, possibly of Leong Architects, an architecture firm in St. Helena, California), toning to the first and last few pages, otherwise the pages are tight bright, clean clear and unmarked. The large drawings have some scrapes, chips, holes, and other signs of handling and use, but remain complete, bright and quite lovely. This original 1967 lease is 35 pages long. "WHEREAS, the Lessor plans to construct and equip a modern hotel on a tract of land in the City of Colombo, Ceylon..." Heavy stock vanilla colored paper covers, velo binding, paper title label on the front cover, 8.5x11 inches, photocopied pages, unpaginated (150 pages?), pages printed on one side only (i.e. blank versos). This report is a text report, giving a full description of the project, its potential for success, earnings projections, financial backing, etc. There are just a few simple line drawings illustrating the site and a basic floor plan. This Plan for the creation of SRI LANKA'S FIRST FIVE STAR HOTEL is a HISTORIC DOCUMENT that marks the Nation's INITIAL STEPS in becoming a MAJOR TOURIST DESTINATION. VERY GOOD CONDITION, lightly used with a bit of age toning, still tight, bright, clean and unmarked. From the estate of Roger Owen Boyer, a San Francisco Bay Area architect whose firm designed a San Francisco skyscraper (456 Montgomery Street, San Francisco) and homes in Carmel, California, among many other projects. His personal and company stamp are both on the first page, his company stamp is on the top and front page edges, and there could be one of his stamps in couple other places that I missed. About THE KINGSBURY HOTEL (from Wikipedia): ******The Kingsbury Hotel (formerly the Ceylon Continental Hotel Colombo and the Ceylon Inter-Continental Hotel), is a hotel building with 9 stories in the city center of Colombo, Sri Lanka. It was built by construction magnate, Mr. U. N. Gunasekera. The hotel was the first five star hotel to be built in Sri Lanka. The hotel is located about 100 yards away from the waterfront, just west of the World Trade Center and offers 250 rooms plus suites. U.N. Gunasekera (b. 1922 d. 2008), was a Sri Lankan civil engineer. A construction magnate, he is considered one of the most prolific civil engineers of the 20th century in Sri Lanka. One of the features of the Twin Towers was the Aluminum Facade that used a special aluminum alloy produced by Alcoa. From Wikipedia: "Yamasaki's (Yamasaki was the lead architect) design included building facades sheathed in aluminum-alloy." Booklet, side stapled, 9x12 inches, 18 pages including covers. The centerfold unfolds to 4 panels. The brochure details and illustrates the benefits of utilizing an aluminum alloy produced by Alcoa Aluminum in the construction of the World Trade Center. GOOD condition, some stiffness / light waviness and wear from handling, light shorelining to the front margin of the front cover, some soiling to the rear cover, the rear cover has an ink stamp that reads "Received / Mar 13 1972 / De Mars & Wells" (De Mars & Wells, aka DeMars and Wells, was a California architecture firm); otherwise bright, clean, clear and unmarked. The New York City World Trade Center opened in 1973. At the time, the Twin Towers were the tallest buildings in the world. An interesting and rare historic document.

    Bound Set of BLUEPRINTS for the building 456 MONTGOMERY STREET, SAN FRANCISCO. Approximately 150 large blueprints, each 21x15 inches, bound with 3 bolts. Undated, but circa 1983 and stamped on the inside front cover with "Received Jul 26, 1983 Boyer Associates". Cover page lists: MLT ARCHITECTS ASSOCIATES and ROGER OWEN BOYER AND ASSOCIATES as the ARCHITECTS; T.Y. LIN INTERNATIONAL as the STRUCTURAL ENGINEER; W.A. DI GIACOMO ASSOCIATES as the CONSULTING ENGINEERS, PAOLETTI/LEWITZ/ASSOCIATES as the ACOUSTIC CONSULTANTS; and SINGER & HODGES and JEANNE MA as the LANDSCAPE ARCHITECTS. A total of approximately 150 blueprints, as follows: Cover Page, Index Page, Overview Page, CB-1 to CB-2 (Construction Barricade Elevations), A-1 to A-78, plus various pages such as 73.1, 73.2, 73.3, 73.4, etc. (Architectural Blueprints for the Building); L-1 to L-9 (Landscaping and Drainage); S-1 to S-50 (Various Details). From the estate of Roger Owen Boyer, one of the two architects that designed the 456 Montgomery Street building. Roger Owen Boyer was a San Francisco, Tiburon and Carmel based architect. GOOD condition: The front cover is worn, rubbed, faded, and has a few stains (coffee drops?), but is still holding up; a few of the first and last blueprints have toned to yellow; there is some edge chipping and wear here and there, overall the blueprints are solid, bright, clean and clear. This set of bound blueprints has a fold in the middle where it was folded over to be able to be carried. It has been stored in the folded over state and will be mailed that way. The design and construction of the 456 Montgomery Street building was controversial because It was constructed over two historic buildings, the Italian American Bank (Albert Pissis), a city landmark built in 1907, and Sutro and Co. (Howard & Galloway) built in 1908. Facadism at its best, or worst. Actual set of blueprints for one of the 1980s skyscrapers that generated controversy and helped reshape San Francisco's skyline.
