    COMPLETE, this copy has been collated page by page with a copy held at the University of Michigan Rare Book Room

    GOOD condition, the paper covered boards are rubbed, scraped, toned / darkened, and worn through at the edges, the covers are still held together well, and made rather attractive, with the professionally rebacked calf leather spine; internally, the endpapers are heavily foxed but otherwise there is just scattered foxing here and there throughout, the text pages have a corner crease, light stain, and a bit of edge wear here and there, but overall are complete, tight, bright, clean, clear and unmarked (except that a previous owner noted, in pencil, the name of A.E.L. Keese in the directory). All the maps are present. A wonderful, complete, very presentable copy.

    The book is in several parts:

    (1) The WASHINGTON and GEORGETOWN DIRECTORY lists every resident, along with their trade and address. Also notes if the resident is "Colored" with the notation (Col) beside their name (making this a rare guide to Pre-Civil War African-Americans living inWashington DC). 112 pages (1-112).

    (3) The CONGRESSIONAL DIRECTORY lists all the Senators and Representatives for each of the 31 states that were part of the United States in 1853, the names and posts of the U.S. Foreign Ministers, the names and addresses of the Supreme Court Justices (there were 12 Supreme Court Justices in 1853, as there should be now!), and other information related to officers, directors and representatives of various Governmental Institutions such as the Smithsonian. 58 pages (numbered separately 1-58)

    (4) The STRANGER'S GUIDE in WASHINGTON and ITS VICINITY, and Through the Public Buildings, briefly describes many of the Public Buildings in Washington City, from the Washington Monument to Washington DC Penitentiary (which in 1953 held 43 white males, 3 white females, 29 colored males and 5 colored females); and lists all Washington DC Government appointed workers, their position and their salary. 66 pages (59-125).

    (5) 100 AMERICAN CITIES is a guide for those who want to travel from Washington DC to other parts of the U.S. It gives a brief description of each city, distances between it and various other cities, and railroad lines that run through the city. What makes the section quite wonderful and rare is it is ILLUSTRATED with 13 FULL PAGE COLOR MAPS, each printed in 1852 by Phelps, Fanning & Co. One of the maps is of SAN FRANCISCO, printed in 1852, just a few years after the beginning of the Gold Rush! The section also includes some b&w illustrations. 80 pages (1-80).

    RARE original 1852 copy, complete with ALL ITS MAPS, made extra special with the ASSOCIATION to a POLICE OFFICER who is listed in this Directory.

    SIXTY-TWO (62) ORIGINAL MANUSCRIPT INDENTURES relating to the PORTOBELLO ESTATE / PORTOBELLO ROAD AREA in NOTTING HILL, LONDON, accompanied with 62 HAND DRAWN COLOR PLAT MAPS, a CONVEYANCE and LEASE SCHEDULES. ALL are SIGNED by various notable individuals. These important real estate transactions took place in 1868 and 1869. Bound in hard covers.

Frank Richardson, Solicitor for both The Freehold Securities Company and The Land And House Investment Society, signed many of the indentures as a witness.

    The indentures and conveyance are bound in a book that was presumably made to hold them. Hardcovers, textured cloth covered boards with leather spine and corners, five raised spine bands, gilt title "PORTOBELLO ESTATE" on the front cover, 10x15 inches (25x38 cm), 147 pages (74 leaves). The indentures are all printed on watermarked laid paper.

    The first item is a long manuscript CONVEYANCE titled: "PORTOBELLO ESTATE In the parish of Saint Mary Abbott Kensington in the County of Middlesex - Copy of the CONVEYANCE of the above property to HENRY BESSEMER ESQUIRE and of the LEASES for which said property is subject". The INDENTURE that is part of the Conveyance is dated the 16th day of December 1869. It is 21 pages long and includes a FULL PAGE HAND COLORED PLAT MAP showing the properties on Golbourne (Golborne) Road between Portobello Road and Wornington Road, and a LEASE SCHEDULE that fully describes each parcel. Numerous signatures at the end of the Indenture / Conveyance.

    The subsequent 61 INDENTURES are between CHARLES HENRY BLAKE of Stanley Crescent, Notting Hill, in the County of Middlesex, and either JOHN PARSON, or THE FREEHOLD SECURITIES COMPANY LIMITED, or THE LAND AND HOUSE INVESTMENT SOCIETY. Nineteen are dated in 1868, the others in 1869.

    Each Indenture has a hand drawn plat map of the property in question, all presumably part of the Portobello Estate. Most of the indentures are 2 pages long, some longer.

    Condition: The covers have some old water staining / shorelining, scrapes, rubs, and general wear; the gilt title "Portobello Estate" is rubbed; else the covers are solid and doing their job well. The front and rear endpapers are recent. The bound in indentures have gray and brown stains, substantial on many of the pages, present on all the pages. Perhaps these are ink blotter stains, or offsetting from where these indentures were originally stored, or simply caused by unstable ink and colors, I do not know. The good news is that the manuscript writing is FULLY VISIBLE AND LEGIBLE beneath all the stains. The first two leaves have a 2x2.5 inch (5x7 cm) area of tearing, mostly in the blank spine gutter area but affecting some text words. The tears could be archivally repaired. The first two leaves, and a couple other pages, have a pea size hole that affects some letters. There is 1/2 inch (1 cm) of worming to the bottom blank margin of the last 3 leaves. The last leaf has a quarter (the U.S. coin) size hole in its center affecting some words. This last leaf is blank on the verso, so the affected words are only on the recto.

    An incredible group of important historic indentures with plat maps showing the Victorian Era property sales of the PORTOBELLO ESTATE that led to the development of the fashionable PORTOBELLO ROAD / NOTTING HILL region of London that we know today.

    This archive of PORTOBELLO ROAD indentures belongs in a museum, imho.

    LARGE FORMAT HARDCOVER BOOK, leather spine and corners with pebbled cloth covered boards, gilt titling to spine, marbled endpapers, 10x13.5 inches. Pagination: [i-iii] title page and "To Subscribers" page, [iv]-xvii Index MAPS, xviii-xx blank pages for notes, 34-730 MAPS, 731-736 blank pages for notes. Complete, as issued. The book is thick and heavy.

    GOOD condition: The covers are worn at the spine folds including 2 inches of splitting at the top of the spine folds and 1.5 inches of splitting at the bottom of the spine folds, the spine leather is rubbed, the covers are worn at the corners and edges, still the covers are sturdy, doing their job well, and attractive in a Harry Potter Hogwarts Library fashion. Internally, there are a couple edge chips here and there, the upper hinge is splitting for an inch or so at a few places, overall the inner pages are very nice, tight, bright, clean, clear and unmarked. A solid, nice copy.

Most of the maps have a cover leaf that is primarily blank and protective but does contain a brief description of the map. Condition: The front cover is sunned and has a silver dollar size stain to its spine margin that shows through to the backside of the front cover but no further, it does NOT show at all on any of the inner pages; the rear cover is creased at its bottom front corner and has some edge wear including a 1/2" closed edge tear; nonetheless the covers are solid and doing their job well. Internally the pages are Near Fine - tight, bright, clean and unmarked. All the maps are lovely and brilliant, each is suitable for framing. This LIMITED EDITION ANNIVERSARY EDITION of TOBIN MAPS is SCARCE, especially so SIGNED and INSCRIBED by the late President of Tobin Surveys, the Wonderful Philanthropist, R.L.B. Tobin. About R.L.B. TOBIN (from the L.A. Times obituary, April 29, 2000): ******Robert Lynn Batts Tobin, 66, nationally known art collector and patron of the arts. Born in San Antonio, he was the son of Earl Gardiner Tobin, a World War I pilot who went on to found an aerial mapping company. The firm, which became known worldwide for its pioneering mapping techniques using aerial photography, was the only one of its kind through much of the 1930s and '40s. When Earl Tobin died in a plane crash in the early 1950s, Robert, then 19 and a sophomore at the University of Texas, took over the firm. He led it to unprecedented growth before selling it in 1998. At the age of 20, Tobin held the post of president of the Children's Service Bureau in San Antonio and was a staunch supporter of serving the needs of the city's poor. He was an inveterate collector with tastes that included opera, stage design, theater, art, architecture and books. His vast collection of theater designs, which he contributed last year to the McNay Art Museum in San Antonio, included two and three-dimensional costume and set designs and the original Broadway production designs from "My Fair Lady," "South Pacific" and "West Side Story." Tobin's interest in opera led him to become a benefactor of the Metropolitan and Santa Fe operas. In 1995, he donated $1 million to the capital fund to renovate the Santa Fe Opera's amphitheater and grounds.******

    Copy of ROBERT G. COLEMAN, a noted Geologist, b.1923 d.2020, with his bookplate on the front pastedown (along with a stamped date which I assume is the date he received the book).     Copy of ROBERT G. COLEMAN, a noted Geologist, b.1923 d.2020, with his bookplate on the front pastedown (along with a stamped date which I assume is the date he received the book). Coleman was a member of the United States National Academy of Sciences and a Professor of Geology at Stanford University.     Hardcover book, no dustjacket as issued, 8x12 inches, 155 pages including 65 maps.

    Condition: The top of the spine has 1 inch of pulling that appears to have been reglued, the covers have some edge wear and a couple small edge indents, otherwise the covers are solid, clean and doing their job well. Internally, there is a previous owner's bookplate and date stamp, as noted above, otherwise the pages and all the maps are tight, bright, clean, clear and unmarked.

    Nice New Zealand Association. Copy of H. Gary Tonks, with his name and address written in the upper corner of the title page "H.G. Tonks / Mataitai / Wellington / Oct 1969". H. Gary Tonks has written a number of books about New Zealand, Wellington, and the Tonks family. The Tonks were an important part of the early development of Wellington, New Zealand.

    Condition:

    NEAR FINE book, tight, bright, clean, clear and unmarked. A beautiful copy. In a GOOD slipcase that is scraped at the spine, and has some rubs and light soiling, but is solid and doing its job well. A lovely copy of this rare book and its slipcase.

    The laid in Prospectus has been folded horizontally, is foxed at the margins and has coffee cup ring stains on its back panel. The laid-in map has a light stain to its upper left margin. They are not often found with the book.

    Only 500 copies of this book were produced. This is a lovely early copy, #21, with a nice association to the Tonks of Wellington, New Zealand.
